But here’s the truth bomb: home-buying can also feel like walking through a minefield blindfolded and barefooted! One wrong step, and BOOM – you’re stuck with regret faster than you can say “fixer-upper.” But don’t worry! Today, I’m spilling the secrets to avoid the most common home-buying mistakes. Buckle up, future homeowners—it’s time to level up your buying game!

Mistake #1: Not Getting Pre-Approved for a Mortgage

Imagine this: You’re scrolling through listings and stumble across *the one.* It has everything—hardwood floors, a fireplace, dreamy mountain views, a kitchen that’s basically screaming “Insta-worthy!” You tour it, fall in love, and then… realize you’re not pre-approved for a mortgage. Someone else sees it, and they ARE pre-approved. THEY can move quickly and secure the home! Cue heartbreak.

Getting pre-approved is like having a golden ticket to scoring your dream home when you find it. It tells sellers you’re serious and helps you shop within your budget. Plus, in competitive markets (hello, Denver!), you need that pre-approval letter to even stand a chance! Sellers won't accept an offer without it!

Mistake #2: Overlooking The Property's Condition

It’s easy to get distracted by a trendy backsplash or an adorable front porch, but don’t let the aesthetics fool you. That picture-perfect house might have a roof that leaks, a foundation that’s cracking, or plumbing that predates the invention of smartphones. These things are all hidden under the surface and are often overlooked by the untrained eye.

Always invest in a professional home inspection—no exceptions. Must haves to include in that inspection are sewer scope and radon inspections@ Think of it like swiping right on a dating app; you wouldn’t commit without knowing their deal-breakers, right? (PS: That leaky roof is a HARD no.)

You’ve heard it before: location, location, location. That adorable house might seem perfect in every way until you realize it’s next to a highway or surrounded by an orchestra of barking dogs or neighbors hoarding Yugos and VW buses in their never mowed backyard!

Do your homework. Check out the area at different times of day, scope out nearby coffee shops, test the commute, and Google crime stats. Bonus points for chatting with the neighbors—they’ll tell you what Zillow won’t. I will ALWAYS start conversations if we see anyone outside!
