12 Things About Denver Homes That Might Surprise You If You’re Moving to Colorado

From swamp coolers and boilers to expansive soil, old electrical panels, sewer scopes, and Class 4 roofs, here is what out-of-state buyers need to know before they mistake a normal Colorado-home feature for a dealbreaker.

If you are moving to Denver from another part of the country, some of the things you encounter while house hunting may be completely unfamiliar.

What is a swamp cooler? Why is there a fan running outside the house for radon? Why does the inspection report care so much about the electrical panel? Why is there a visible gap beneath a basement wall? And why does everyone keep talking about expansive soil, grading, and gutter extensions?

None of these things automatically means there is something wrong with a house. They are simply part of understanding what you are buying in Colorado.

That distinction matters. The first inspection report on a Denver home can feel like reading another language, especially when you are relocating from a place with different weather, soil, construction styles, and housing stock. The goal is not to become afraid of every unfamiliar system. It is to understand what is normal here, what deserves more investigation, what may be repairable, and what you need to price into your decision.

One of the biggest differences between buying a home and buying the right home is knowing which quirks are typical, which findings require a specialist, and which could become an expensive problem if you ignore them.

1. Yes, That Thing on the Roof May Be a “Swamp Cooler”

For many buyers moving to Denver, the first surprise is a large metal box sitting on the roof. It is not necessarily an abandoned HVAC system. It may be an evaporative cooler, better known around here as a swamp cooler.

Central air conditioning uses refrigerant and a compressor to remove heat from indoor air. An evaporative cooler works differently: it pulls warm outside air through water-saturated pads, and the evaporation process cools the incoming air before it circulates through the house.

That design historically made a lot of sense in Denver. Colorado’s dry climate is particularly well suited to evaporative cooling, and these systems can use substantially less energy than conventional central AC. The U.S. Department of Energy includes evaporative cooling among the systems homeowners may consider as part of an energy-conscious HVAC strategy. But a swamp cooler does not feel exactly like refrigerated central air. Traditional direct evaporative systems require airflow, which usually means opening windows. They use water, need pad maintenance and winterization, and can be less effective when humidity rises or when Denver is dealing with an unusually intense hot spell.

That does not make a swamp cooler bad. It makes it a preference and performance question. If you have lived your entire life with central AC, try the system if possible rather than assuming it will feel the same.

And if you know you absolutely want refrigerated AC, a heat pump, or mini-splits, find out what that conversion would involve before closing. In some homes, the answer is simple. In others, especially homes heated by boilers, adding conventional central AC may require a more thoughtful plan.

2. Boilers Aren’t Just Something in a 100-Year-Old Movie

Denver has plenty of older homes, and some are heated by boilers instead of forced-air furnaces. For a buyer coming from Texas, Florida, California, or much of the Southeast, that can be a completely unfamiliar setup.

A boiler heats water, which then moves through pipes to radiators, baseboard units, or radiant-floor tubing. This is called hydronic heating. A furnace, by contrast, heats air and pushes it through ductwork.

A boiler is not the same thing as a water heater, although certain systems can be designed to handle both space heating and domestic hot water. The practical buyer consideration is that a boiler-heated home may not have the ductwork you expect if you are thinking about adding central air conditioning later.

The question is not, “Is a boiler old?” The better questions are: How old is it? Has it been serviced? Is there maintenance documentation? What kind of distribution system does it use? And what would cooling upgrades realistically look like?

A well-maintained boiler can be an efficient and comfortable heating system. But it is one more reason a Denver buyer should understand the house they are buying instead of assuming every home is built around the same systems they knew before moving here.

3. The Giant Fan in the Ceiling: Whole-House Fans

Denver homes may also have whole-house fans. These are often confused with attic fans, bathroom fans, swamp coolers, or AC systems, but they are not the same thing.

A whole-house fan pulls cooler outside air through open windows and exhausts warmer air through the attic. It works best when the outdoor temperature drops below the indoor temperature, which can happen frequently in Denver because of our wide day-to-night temperature swings.

That is why a whole-house fan can make a lot more sense here than it might in Houston or Atlanta. On a cool summer evening, it can help flush warm air out of the house and bring cooler air in without relying entirely on air conditioning.

It is not a replacement for AC under every condition. It is another tool. For newcomers, it helps to think of Denver cooling systems in three separate categories: refrigerated AC, evaporative cooling, and whole-house ventilation. They each work differently, and no buyer should assume one performs exactly like the other.

4. Radon Is a Normal Part of the Colorado Home-Buying Conversation

Radon is one of the first things out-of-state buyers hear about in Colorado, and it can sound more alarming than it needs to.

Radon is a naturally occurring radioactive gas created by the breakdown of uranium in soil and rock. You cannot see it, smell it, or taste it. The Colorado Department of Public Health & Environment identifies radon as the leading cause of lung cancer among nonsmokers. CDPHE’s radon resource page explains the health and testing basics.

But an elevated radon result does not automatically mean “do not buy the house.” Testing tells you what is happening in that individual property. Radon mitigation systems are common throughout the Denver metro, and the PVC pipe and fan you may see running from a basement area to the exterior or roof are designed to pull radon from beneath the home and vent it safely outside.

Radon can become an inspection and contract conversation. That is normal. The important thing is to test, understand the result, know what mitigation would involve if needed, and make an informed decision rather than reacting to a word you have never heard before.

5. Colorado’s Dirt Can Literally Move Your House

This is one of the biggest Colorado-specific concepts for a relocating buyer to understand: expansive soil.

The Colorado Geological Survey identifies expansive or swelling soil and rock as one of the state’s most significant geologic hazards. Certain clay-rich soils can absorb moisture, swell, and exert pressure on foundations, basement slabs, driveways, sidewalks, roads, and utility lines. The issue is not simply that Colorado has clay. The issue is moisture change. Dry expansive clay can swell when it gets wetter. Wet clay can shrink when it dries. Both types of movement can affect structures, especially when drainage, irrigation, grading, roof runoff, or construction details create inconsistent moisture around a foundation.

Colorado Geological Survey materials identify montmorillonite, often called bentonite, as a mineral commonly associated with soil expansion. This is particularly relevant along the Front Range, where major cities sit above potentially swelling soil and rock formations.

That does not mean every crack is a structural emergency. I recently worked with a home that had visible foundation cracks that understandably concerned the buyer. A reputable foundation company inspected the home and found that the cracks existed but had not moved since they originally developed. The recommended solution was to fill and seal the cracks to help prevent water intrusion and reduce the risk of additional moisture-related damage.

On another transaction, I had a home under contract where the entire back of the house was sinking because of its proximity to a creek. We could have terminated the contract. Instead, we brought in three companies, obtained competing quotes, understood the repair scope, and negotiated. The sellers agreed to pay for the structural work at closing.

That is the real lesson: a crack may be a $1,000 fix or a $50,000 fix. Neither number automatically makes a house bad. Many structural repairs come with warranties. The buyer’s decision comes down to understanding whether movement is active, what the recommended repair is, what protection or warranty accompanies the work, and whether they are comfortable owning that home after the issue has been properly addressed.

The U.S. Geological Survey has documented severe expansive-clay damage in a southwest Denver metro subdivision built on Pierre Shale. The USGS publication provides a useful local example of why soil conditions matter.

What matters most over time is water management. Gutter extensions, grading, and drainage corrections are not instant fixes you will necessarily see working during a 30-day closing timeline. They are long-term strategies designed to direct water away from the home and avoid repeatedly saturating soil near the foundation.

When I see short downspouts dumping water immediately beside a foundation, grading that slopes toward the house, or irrigation creating a consistently wet area next to the home, those are things worth discussing. Keeping water away from the foundation is one of the simplest and most important maintenance habits in Colorado.

Many newer homes also have sump pumps tied to a perimeter drain system. These systems collect water near the foundation and move it away from the house. A sump pump is not necessarily evidence that there is a problem. In many cases, it is a purposeful part of the home’s water-management system.

6. Floating Basement Walls: No, the Builder Didn’t Forget to Attach Them

Once you understand expansive soil, one Colorado construction detail starts to make more sense: floating basement walls.

In some homes, you may notice that a framed basement wall appears to have an intentional gap at the bottom or top. To a newcomer, it can look unfinished or defective. In the right context, it is neither.

A floating wall is designed to accommodate potential vertical movement of the basement slab without transferring that movement directly into the framing above. It can be a practical design response to the possibility of soil heave.

That does not mean every gap you see is automatically correct, and it does not mean buyers should ignore water intrusion, unusual movement, or poor workmanship. But it does mean you should not panic just because something looks different from the homes you knew before Colorado.

If you buy a home with floating walls, make sure you understand the design before you finish the basement or hire a contractor. You do not want to casually alter a system intended to accommodate movement.

7. Federal Pacific Panels: A Name You Do Not Want to Learn During Inspection

Older electrical panels are another inspection issue that can make buyers nervous quickly. One name that comes up often is Federal Pacific Electric, particularly Federal Pacific Stab-Lok panels and breakers.

An electrical panel is the home’s traffic-control center. Circuit breakers are designed to interrupt electrical current during overloads or fault conditions. That is why their ability to trip properly matters.

It is important to be precise here. The U.S. Consumer Product Safety Commission investigated Federal Pacific Electric Stab-Lok residential circuit breakers after FPE’s parent company reported that many breakers did not fully comply with certain Underwriters Laboratories calibration requirements. CPSC testing confirmed failures of some UL calibration requirements.

However, the CPSC closed the investigation without determining that the breakers presented a serious risk of injury. It did not issue a blanket recall. Read the CPSC’s Federal Pacific notice here.

That nuance matters. It is inaccurate to say every Federal Pacific panel is automatically dangerous or that the CPSC recalled them. At the same time, Stab-Lok panels continue to raise legitimate concerns among electricians, inspectors, and safety resources because of questions about breaker performance under certain overload conditions.

I have helped buyers navigate the replacement of more than 30 Federal Pacific and Zinsco panels over the years. Even in competitive markets, I have repeatedly been able to negotiate panel replacement rather than asking a buyer to casually inherit an issue that deserves professional evaluation.

If a Federal Pacific panel is identified during inspection, do not panic and do not rely on a late-night Google search. Get a qualified electrician involved, understand the panel’s condition and replacement scope, obtain a quote, and use that information to decide how you want to proceed.

8. And Then There’s Zinsco

Zinsco and Sylvania-Zinsco panels are another older electrical system that may appear in Denver homes. They deserve their own conversation because their concerns are different from Federal Pacific panels.

Inspection and electrical literature commonly identifies potential overheating and deterioration at the breaker-to-bus connection in certain Zinsco panels. In plain English, the concern is that breakers or connections may become damaged and may not perform as intended under fault or overload conditions.

Again, this is not a diagnosis a buyer should make for themselves. If an inspector identifies a Zinsco or Sylvania-Zinsco panel, the next step is straightforward: bring in a licensed electrician, understand the condition and replacement implications, and make an informed decision while you still have the appropriate contractual protections.

I do not tell buyers that a house with one of these panels is automatically uninsurable or unbuyable. Insurance underwriting varies, and each property is different. But I do take these findings seriously, get the right people involved quickly, and help buyers understand the realistic path forward.

9. Colorado Roofs Live a Hard Life

Denver buyers learn quickly that a roof is not just a roof. Colorado homes deal with intense UV exposure, hail, snow, wind, freeze-thaw cycles, and dry air. Those conditions affect roofs, paint, decks, caulking, siding, trim, and especially south- and west-facing exterior materials.

When you are evaluating a Denver home, pay close attention to roof age, visible wear, signs of hail damage, prior claims, repair history, and insurance implications. A roof can be functioning today and still create a question about deductibles, coverage type, replacement cost, or carrier underwriting.

Class 4 impact-resistant shingles are especially worth understanding in Denver. They are designed to perform better against impact than standard shingles, and they can make a meaningful difference in a hail-prone market. Depending on the carrier and policy, Class 4 shingles can save homeowners hundreds of dollars per year on insurance.

If a roof needs to be replaced as part of an inspection resolution, there can also be a practical middle ground. A seller may agree to pay for the replacement using a standard shingle, while the buyer pays the difference to upgrade to Class 4. That gives the buyer a chance to improve future durability and potentially lower insurance costs without asking the seller to absorb the entire upgrade.

Before your insurance deadline, get a quote. Ask about roof deductibles, whether the policy pays replacement cost or actual cash value, how the roof age affects coverage, and whether a Class 4 roof qualifies for a discount. Do not assume an insurer will view the roof the way you do just because it appears to be working today.

10. Sewer Scopes Are Extremely Normal Here

A sewer scope is not evidence that something is wrong with a home. It is how you find out whether something is wrong underground before you own the repair.

A standard home inspection cannot show you the condition of the buried sewer lateral between the house and the city connection. A sewer camera can identify roots, cracked pipe, offset joints, bellies, deterioration, prior repairs, clay pipe, and, in some homes, Orangeburg pipe.

I have seen root balls the size of the pipe itself. I have seen sewer lines that were deteriorated at the bottom in a basement, requiring a contractor to open the floor and replace the damaged section. I have seen partial repairs, full replacements, and situations where a line looked concerning but did not require immediate replacement.

Sewer work is highly property-specific. Full replacement costs I have seen have ranged from roughly $4,000 to $20,000. The price depends on pipe material, depth, length, access, where the failure is located, whether concrete or landscaping needs to be disturbed, and whether trenchless work is an option.

Trenchless replacement can be especially valuable when a sewer line runs beneath a patio, landscaping, driveway, or other expensive hardscape. In the right situation, a qualified trenchless company may be able to repair or replace the line without tearing up the entire yard or patio.

The point is not that every old sewer line is broken. The point is that older Denver housing stock often comes with older sewer laterals, and a sewer scope helps you make a decision based on information instead of hope.

11. That Humidifier Attached to the Furnace Is Not an Air Conditioner

Buyers moving from humid climates may spend years trying to remove moisture from their homes. Then they arrive in Denver and discover a device attached to the furnace that is specifically designed to add moisture back into the air.

That is a whole-house humidifier. Denver’s dry climate can contribute to static electricity, dry skin, irritated sinuses, and a general feeling that the air is pulling moisture out of everything you own.

A furnace-mounted humidifier adds moisture to heated air as it moves through the house. It can be a comfort feature, but it is still a mechanical component. Water panels or pads require replacement, drains need to work properly, and the unit should not be assumed to function just because it is installed.

It is another small but memorable Colorado-home detail that makes total sense once you understand the climate.

12. Basements Come in Several Flavors Here

Denver basements can be full, unfinished, partially finished, garden-level, walkout, or crawlspace-based. Buyers moving from places where basements are uncommon often need a few showings before the terminology starts to make sense.

A garden-level basement is partially below grade but has windows near ground level, bringing in more natural light than a fully below-grade basement. A walkout basement typically has exterior access because the lot slopes away from the home. Both can feel dramatically different from a traditional basement.

If a lower-level room is described as a bedroom, look beyond the paint and flooring. Egress matters. Bedrooms generally require a compliant emergency escape and rescue opening, among other requirements. A finished room can be useful space without necessarily being a legal or conforming bedroom.

Basements also connect to other Colorado-home conversations: radon testing, drainage, sump pumps, soil movement, moisture, foundation condition, and insulation. That is not a reason to avoid basements. It is simply a reason to evaluate the lower portion of a house with the same care you give the roof, electrical panel, and sewer line.

None of These Things Automatically Makes a Colorado House a Bad House

A swamp cooler is not inherently bad. A boiler is not inherently bad. A radon mitigation system is not a reason to run away. A crack is not automatically structural failure. An old sewer line is not automatically broken. A sump pump is not proof that a house has water problems.

But unfamiliar does not mean unimportant.

The best Denver buyers are not the ones who never encounter inspection findings. They are the ones who understand what they are looking at, know which questions to ask, bring in the right specialists quickly, and make decisions with their eyes open.

At an inspection, my job is not to tell you every issue is a catastrophe. It is also not to dismiss something because the house is otherwise beautiful. My job is to recognize what deserves another opinion, connect you with trustworthy professionals who can provide clear answers and fast quotes, help you understand the repair path, and negotiate from a position of information.

Sometimes the right answer is to move forward. Sometimes it is to negotiate a repair, credit, or price adjustment. Sometimes it is to walk away. The important thing is that the choice is yours—and that you are making it based on facts, not fear or guesswork.
